FLOWFACT is one of the veterans of German estate agency software. Agents looking for a FLOWFACT alternative today are often not unhappy with how it manages properties and contacts at all. According to its own website, more than 6,000 companies with around 25,000 licences manage their client relationships and business processes on the platform every day. FLOWFACT says it operates within the Scout24 family of companies, and Scout24, the group behind the German portal ImmoScout24, lists FlowFact on its brand page next to ImmoScout24 and Propstack. The FLOWFACT website carries the copyright notice of Propstack GmbH in its footer.
Where FLOWFACT is strong
- Solid CRM foundations. Task management, property and contact management, a calendar, email directly in FLOWFACT and an Outlook add-in.
- Automatic enquiry handling. FLOWFACT recognises enquiries from property portals, creates missing contacts, links them to the property and the portal and checks for duplicates. If you wish, the applicant is sent an interactive brochure of the property straight away.
- Winning and marketing instructions. Market value reports, search profile matching, applicant management, contract and document templates.
- Publishing to more than 150 property portals, with an unlimited number of properties on the Residential package.
- Add-on products. A property website, templates and FLOWFACT Telefonie, plus integrations with Slack and Microsoft Teams.
- A free entry point. FLOWFACT Mini costs €0 a month. According to a footnote on the home page, Mini can be cancelled monthly after a minimum term of 24 months.
FLOWFACT pricing at a glance
According to the product page, FLOWFACT Residential costs €87 per licence per month plus VAT, with a set-up fee of €279 plus VAT on top. The page for choosing a trial gives Residential as €79 a month. So check the current price directly with FLOWFACT before you ask for a quote. On contract terms, FLOWFACT speaks of short terms with flexible notice periods. You can try FLOWFACT free for 14 days.

AI plays no part on the FLOWFACT website so far
flowfact.de does not currently advertise any AI features, including on its product, integration and enquiry handling pages. The website does not describe a WhatsApp feature either. Within the same group, Propstack is betting on AI with PropstackAI and its assistant Proppi. As a FLOWFACT customer who wants AI in your estate agency software, you therefore face a choice: wait, move to Propstack within the group, or take your own route.

FLOWFACT automates fixed workflows, such as sending the brochure after a portal enquiry. Really goes a step further: you give Really a task in your own words, and Really carries it out in the system.
