Formule is the Hektor alternative for independent agents on WhatsApp

Hektor manages your instructions and lets you dictate records. Formule adds Really, an AI agent that drafts WhatsApp follow-ups client by client. You approve it all.

Hektor is the sales software from La Boîte Immo, a French estate agency software company, and it is firmly established among independent agents. La Boîte Immo calls itself the "number one partner of independent estate agents" and claims more than 8,500 client agencies and more than 45,000 users of its products (figures shown in October 2026). So looking for a Hektor alternative is not about escaping a bad tool. It is often about looking for something other than one more piece of software to feed.

Formule is an estate agent CRM with agentic AI. Really, its AI agent, does more than store your contacts: it drafts your WhatsApp follow-ups, draws on each client's history in Formule and turns a simple link into a listing. You keep the final say on everything that goes out.

Hektor covers the whole job of the independent agency

Hektor's strength is the breadth of what it offers. According to the La Boîte Immo website, as of October 2026:

Hektor starts from €79 a month excluding VAT. The final price and the minimum commitment vary with the options, the size of the agency and current offers, and the Interkab Solutions bundle is priced on request.

Hektor Voice already handles voice input

To be clear: if all you want is to dictate your records, Hektor does that. Launched in May 2024, Hektor Voice creates properties, contacts, searches, appointments, tasks and email drafts by voice, both in the software and in the mobile app. La Boîte Immo says it is included in the Hektor subscription and that it also answers legal and regulatory questions.

At the end of 2025, La Boîte Immo also presented Hektor 3.0, which according to the trade press includes a WhatsApp integration for conversations with clients. So the question is not which tool knows about WhatsApp or voice. The difference lies in who does the follow-up work.

Formule does the follow-up for you, under your control

An automation sends the same email to every buyer who matches a criterion. Really works client by client. It drafts the follow-up that fits what the person told you, at the right moment, and puts it to you. You read it, you correct it, you approve it. Nothing goes out without your say-so.

Your WhatsApp follow-ups are ready when you leave a viewing

You talk to Really in the Formule app or on WhatsApp, in your own language. Between two appointments, you ask it to draft a reply to the seller of the house you viewed that morning, or a follow-up for the buyer who was hesitating. The draft is ready, and all you have to do is approve it. Really helps you keep track of every lead so that none goes unanswered.

Each client's history feeds every follow-up

The budget, the timescale, the mortgage in progress, the school or work constraint: whatever you note on the contact record in Formule, Really uses it. Ask it where you stand with a client and it gives you an update from the recorded history. Its drafts pick up those details, which makes for messages that sound like you, not like a generic template.

One link is enough for the listing and the marketing

Paste the link to a property and Really turns it into a listing draft and a presentation page to share with your buyers. The Marketing section produces AI images and short videos of the property, using credits. For an independent agent without a marketing team, presenting a new instruction no longer starts from a blank page.

Leads from every source in one place

Leads from your ads and from the portals arrive in a single pipeline. If you run an agency, you see every lead of every agent. Agencies can also hand Formule their Meta lead form ad campaigns, as part of the agency plan. Formule also connects to Claude and ChatGPT through its MCP server, and Really responds to your voice in the app if you would rather talk than type.

Formule suits self-employed agents and network agents

Many estate agents in France work alone: self-employed agents, agents attached to a network such as IAD or SAFTI, people opening their own agency. Their problem is not managing a team, it is doing everything themselves. Formule opens in a few minutes, without a sales demo: Really sets up your account in a single conversation, and the start is free with a seven-day Really trial.

You do not have to convince an agency director or wait for your network's decision before you try it. You test it on your own clients, alongside the tools you already use.

Formule shows its results

Formule has been live for 17 months. More than €4.2 million worth of property has been sold through Formule, by 14 agencies, with 10,288 listings in the catalogue. 3,569 WhatsApp messages have been sent from the platform and the AI assistant has been called 2,264 times. On the Meta ads Formule runs, the average cost per click is €0.084 with a click-through rate of 6.13%.

Hektor is still the best choice for some agencies

Hektor is an excellent tool, and it would be wrong to say otherwise. Stay with Hektor if:

Formule becomes relevant when your bottleneck is follow-up: buyers who are not chased, sellers waiting for news, listings that take too long to write.
