Formule is the Netty and Modelo alternative for following up every client

Netty is now Modelo Office at Septeo. Formule adds Really, an AI agent that drafts WhatsApp follow-ups from each client's history. You approve them.

If you type netty.fr today, you land on modelo.fr. Netty, the sales software long used by many French estate agencies, is now part of the Modelo suite from the Septeo group, under the name Modelo Office. Plenty of agents still talk about Netty, and it is often at the moment of this rebrand that they look at what else is out there.

Formule is one of those options. It is an estate agent CRM with agentic AI: Really, its AI agent, drafts your WhatsApp follow-ups, draws on each client's history in Formule and creates a listing from a simple link. Here is an honest comparison with Netty, now Modelo, including the cases where it is better to change nothing.

Netty has become Modelo Office, within the Septeo group

In October 2024, the French trade press described Modelo Office as the former Netty, now the control centre of a suite of several tools. As of October 2026, the modelo.fr website describes six integrated products:

Modelo says 19,000 agencies use at least one of its products, and Septeo, its parent group, claims around 3,000 staff. It is a large player, with support based in Strasbourg.

Modelo Office is strong on publishing and AI data entry

Modelo Office covers the classic needs of a sales agency well:

According to an interview published in the trade press at the end of 2025, MIA was rolled out at no extra cost to Septeo Real Estate's client agencies, and MIA 2 arrived at the end of 2025. Modelo also has an offer designed for networks of self-employed agents.

On price, Modelo does not publish a price list: pricing is on request and depends on the number of agencies and users (October 2026). Subscriptions to paid portals remain the agency's or the network's own cost.

Voice alone does not do the client follow-up

MIA and the other voice assistants on the French market solve a real problem: data entry. They do not solve the next one. Once the record is created, someone still has to write to the seller, follow up the buyer who viewed, reply to the lead that came in from a portal on a Sunday evening. That is where files go cold, and that is where Formule focuses its work.

Really drafts the follow-up, you approve it

Really helps you keep track of every lead and drafts your replies and follow-ups. You read them, change them if needed and then approve them: nothing goes out without your say-so. You keep the relationship, Really does the preparation. You talk to it in the Formule app or on WhatsApp, in your own language.

Modelo's Intouch campaigns send targeted emails and texts to lists of contacts. Really works at the level of one person: the right message, for that particular client, at the moment they need a follow-up.

Really draws on each client's history

What a buyer has told you stays on their record in Formule, and Really uses it. Ask it for an update on a client before you call: it summarises the recorded history for you. Its drafts pick up those details, so your follow-ups talk about the client's plans and not about some random property.

A link becomes a listing and a page to share

Paste the link to a property and Really turns it into a listing draft and a shareable presentation page. The Marketing section generates AI images and short videos of the property, using credits, for your social media and your mailings to buyers.

One pipeline for every lead

Leads from ads and portals arrive in a single pipeline, and a branch manager sees every lead of every agent. Agencies can hand Formule their Meta lead form ad campaigns, as part of the agency plan. Formule connects to Claude and ChatGPT through its MCP server, and Really also responds to your voice in the app.

An independent agent can start today

A suite like Modelo is usually chosen after a demo and a quote. Formule is self-service. Whether you are a self-employed agent, an agent with IAD, SAFTI or another network, or opening your own agency, Really sets up your account in a single conversation. The start is free, with a seven-day Really trial, and there is no waiting for a sales callback.

Formule rests on real numbers

Formule has been live for 17 months. More than €4.2 million worth of property has been sold through Formule, 14 agencies use it and the catalogue holds 10,288 listings. 3,569 WhatsApp messages have gone out from the platform and the AI assistant has been called 2,264 times. On the Meta ads Formule runs for its agencies, the average cost per click is €0.084 and the click-through rate is 6.13%.

Modelo still suits some agencies

An alternative is not always the right answer. Keep Netty, now Modelo Office, if:

Formule is the right choice when your instructions are well organised but the follow-up slips: buyers not chased, sellers without news, leads left waiting.

Moving to Formule takes one conversation

Create your account, let Really prepare your workspace, paste the link to a first property and hand it a first lead to follow up. During the trial, you can keep Modelo running alongside and judge on your own clients.
