Propstack is one of the best-known estate agency software packages in Germany, and rightly so. Agents who still look for a Propstack alternative usually want less work inside the software rather than less software. Formule is an estate agent CRM with agentic AI. Propstack belongs to the Scout24 group
Propstack is run by Propstack GmbH, based in Berlin. Scout24, the group behind the German portal ImmoScout24, lists Propstack on its brand page under "Our brands", next to ImmoScout24 and FlowFact. At its Capital Markets Day on 12 May 2026, Scout24 described Propstack as its estate agency software and announced plans to become the "Agentic OS for Real Estate" in Germany. Propstack, AI and the transaction back end are to be tied more closely into the platform's workflows.
For agents who work heavily with ImmoScout24, that closeness is an advantage. For agents who get their enquiries from many sources and want to stay independent of any portal operator, it is a point to weigh deliberately. Formule does not belong to a portal operator.
Where Propstack is strong
- Reach. According to Propstack, more than 6,000 property businesses rely on the software.
- Integrations. Propstack lists connections to ImmoScout24, immowelt.de, idealista, Kleinanzeigen, immoXXL, Sprengnetter and OpenImmo, plus Microsoft 365, Gmail, DocuSign and Zapier.
- Clear pricing. The Standard package costs €99 per licence per month plus VAT, with a set-up fee of €279 and a 12-month contract. Services and training are included, according to Propstack, and there is no base fee and no integration fee. Enterprise is priced on request. You can try Propstack free for 14 days, and there is a switching bonus for agencies moving over.
- Specialist cases. Propstack offers solutions for project sales and new builds, for franchise systems, for commercial agents and for banks, with a referral feature.
- A mobile app for iOS and Android with access to properties, appointments, contacts and emails.
PropstackAI and Proppi deserve to be taken seriously
Propstack is clearly investing in AI. Under the PropstackAI name, the website lists Voice-to-Exposé for entering data by voice, the Floorscanner for 3D models and floor plans from a smartphone, AI image editing, virtual home staging, video reels from property photos and international landing pages translated with DeepL into more than 30 languages. Through AI Superchat, WhatsApp conversations are saved automatically as activities, and messages can be sent from within Propstack.
Proppi is the AI assistant built directly into Propstack. It links information from contacts, properties, emails, notes, tasks and appointments. According to Propstack, Proppi answers questions, shows open items, suggests next steps and helps with writing emails, finding free appointment slots, creating follow-ups and adding new contacts. Agents can then check, adjust and send the email text. That is the same principle Really works by: the AI prepares, the person decides.
On availability: according to Propstack, Proppi is already used by selected customers and access is being widened step by step. Proppi is being presented at IMMOBYTES 2026, and a webinar on it is announced for 26 October 2026.
Really works where agents already write
Proppi and Really pursue a similar goal. The differences lie in access and in the channel.

Formule goes through the Formule MCP server: with it you connect your Formule account to Claude and ChatGPT and work with your properties and enquiries in the AI chat you already use. Really remains the agent that does the work inside Formule.
Every enquiry lands in one pipeline
In Formule, leads from ads and portals arrive in one shared pipeline. Branch managers see every enquiry across the team instead of hunting for it in personal inboxes. In the Marketing section, Formule creates AI images and short videos of a property, paid for with credits.
For agencies, Formule can take over the Meta lead ads on the agency plan. On the campaigns Formule runs, the cost per click averaged €0.084 and the click-through rate was 6.13%.
