AI for estate agents: the estate agent CRM that does the work

When an estate agent types "AI for estate agents" into Google, they are not looking for one more chatbot. They want something that writes the listing, chases the buyer who went quiet and says who to ring this morning. A traditional estate agent CRM files all of that into records and does none of it. Formule is an estate agent CRM with agentic AI built in: Really, its AI agent, does part of the work a CRM only records. You talk to Really in English in the app, on WhatsApp or by voice. Really prepares it, you decide what goes out.

Here is what that changes for a sole agent, a negotiator in a network or a branch, using only what works today, in October 2026.

An estate agent CRM records the work. Really does it.

Estate agent software was designed for a time when a person had to turn reality into database fields: add the contact, update the status, log the follow-up. It is only useful if the agent feeds it every evening. In practice they do not, because they are on viewings, in the car or on the phone.

Really reverses the direction. The agent says what they want in plain language and Really handles it: it reads a property page, drafts the listing, writes the social post, finds the history of a buyer and prepares the follow-up. The structured database stays underneath in Formule. The interface becomes a conversation.

What Really does for an estate agent today

Everything below is live in Formule now. Nothing here is a promise.

  • Setup is one conversation. You create your account and Really asks your name, what you sell and one of your properties. That is the whole installation. It works in English or in five other languages: German, French, Spanish, Italian and Polish.

  • A link becomes a listing and a post. Paste the link to a property. Really reads the page, drafts a listing with the photos and writes the post for your social channels. It asks before saving the listing to your drafts.

  • A WhatsApp chat becomes a lead. Paste the conversation with a buyer. Really summarises where it stands, creates the lead record and drafts the follow-up message. You copy it, adjust it and send it.

  • It knows who to chase. "Who should I call today?", "Which leads went quiet this week?", "What is on today?" Really answers from your own leads, follow-ups and properties.

  • It remembers. "Note that Sophie wants a top floor and has a dog." Really keeps it and brings it back when you mention Sophie. You can see and delete what it remembers.

  • It works where you are. In the Formule app, on WhatsApp, or by voice in the app for a quick question between viewings.

  • It prepares your marketing visuals. From the Marketing section: images and short videos of a property, made from your own photos, using credits.

  • It also answers inside ChatGPT and Claude. If you already work in one of them, you connect Formule through its MCP server and ask about your leads and properties from there.

You approve what goes out

An AI agent that messages your clients without asking would be a risk, not a service. Really drafts the follow-ups and listings, and you approve what is sent. When Really wants to change something in Formule, such as creating a listing, changing a status or setting a reminder, it shows a card with exactly what it will do and waits for your yes. A card left unanswered expires. Nothing fires later by surprise.

Really only sees what you see. An agent queries their own leads, a branch manager queries the branch's. It cannot show anything you could not see by logging in yourself.

For the sole agent and the negotiator

The car is your office. If you are not first to reply to the portal enquiry, someone else will be. Estate agent software installed on the desktop in the office does not help you at 6pm in a car park. Really is in your pocket: you tell it what the buyer just said and it records it, you ask what to do tomorrow morning and it tells you, you paste the link to the new instruction and it drafts the listing.

Nothing to migrate, nothing to learn, and you decide alone. The free trial includes 7 days of Really, with no card.

For the agency and the branch manager

A branch hands out leads on Monday and on Friday the manager still asks what became of them. With Formule each agent is set up in one conversation, with no migration from the old system. Enquiries from listings and portals arrive in one pipeline, and the manager sees every lead, with what Really prepared and what the agent approved. Visibility no longer depends on how disciplined each person is at data entry.

Agencies that want it can also have Formule run their Meta lead generation campaigns. That is an agency offer, set up together, not a button in the free trial.

What Really does not do

  • It does not message your clients on its own. It drafts and you approve.

  • It does not ring your clients. With voice, you speak to Really; Really never phones a buyer.

  • It does not buy advertising for you from a trial account.

  • It does not replace your judgement on a price, an instruction or a negotiation. It gives you the time to use it.

The numbers behind Formule

Formule has run in production for 17 months without a break, with 14 agencies. Its catalogue holds 10,288 listings, the platform has sent 3,569 WhatsApp messages and handled 2,264 calls to its AI assistant. More than 4.2 million euros of property has been sold through Formule. The Meta campaigns Formule runs for its agencies averaged 0.084 euro per click and a 6.13 percent click-through rate. These are measurements read from our own systems, not estimates.

Start with Really, in English

Create your account at app.formule.io. Really sets you up in one conversation, then starts work on your first property. The trial includes 7 days of Really, no card. You can also message it directly on WhatsApp in English and create your account from the chat. For an agency, formule.io/agencies explains the offer and lets you book a demo.

Agents sell. Really does the rest.
