Formule is the Street alternative with a ready-made AI agent

Street.co.uk has won a lot of UK agents over in a short time, so a search for a Street alternative usually comes from a specific place: an agency that wants AI doing the daily work without having to design that AI itself. Formule is an estate agent CRM with agentic AI. Really, its AI agent, does the work a CRM usually only records, and you talk to it in the Formule app, on WhatsApp or by voice. Really drafts; you approve what goes out.

Below is a fair look at what Street does well, how Formule differs, and who should not switch.

Street is a modern CRM with strong consumer apps

Street.co.uk is built by Street Group, based in Manchester, and calls itself "outstanding CRM technology for modern estate agents". In July 2026 it took a growth investment from the investor Hg. The platform covers sales and lettings CRM, property management, client accounting, an agent app for iOS and Android, and branded client apps where vendors, buyers, landlords and tenants follow viewings, feedback and offers.

Its Enquiry Centre pulls Rightmove, Zoopla and OnTheMarket enquiries into one live feed, with SLA timers, and lets the team reply by email or SMS. Street also runs a Partner Platform for mortgage, conveyancing and AML referrals. On its own site Street reports £93.7bn in property value sold by agencies using it.

Street does not publish a price for its CRM; you book a demo. As of October 2026, CRM pricing is on request.

Street AI covers the listing and the sale

Street AI is a set of tools inside the CRM:

  • AI Onboarding reads photos and floor plans and drafts the listing in your brand voice.

  • AI Photo Editor removes clutter, changes the sky and stages empty rooms, which Street prices at 10p per image.

  • AI Call Handler answers calls around the clock, records and transcribes them, and logs them against contacts.

  • AI Sale Summary keeps a live summary of each sale with prioritised next steps.

  • AI Content Generator writes emails and descriptions in a trained tone of voice.

Cortex is a builder for your own AI agents

Street's bigger AI product is Cortex, which it calls "agentic AI for estate agents". Cortex lets an agency build its own agents in plain English, choose a model tier, connect triggers such as a new enquiry, and chain agents together. Agents can pause and wait for an email or SMS reply. Tool approvals let you choose which actions need human sign-off before an agent acts. Cortex plugs into Street and Spectre, Street's prospecting platform.

As of October 2026, Cortex is in research beta with a waitlist. Its published plans are Starter at £149 a month plus VAT, Growth at £399, Pro at £1,599 and a custom Enterprise tier, each metered in Agent Compute Units.

Formule gives you an AI agent that is already built

Cortex is powerful if you have someone to design agents. Its own site puts it simply: admins build agents, the team runs them. Formule takes the opposite route. Really comes ready to work, and you instruct it the way you would a colleague.

  • On WhatsApp and by voice. Really works in the Formule app, on WhatsApp at +1 786 982 0633 and by voice in the app, in English, German, French, Spanish, Italian or Polish. The Street pages we read describe email and SMS; they do not advertise WhatsApp.

  • From link to listing. Paste a property link and Really creates a listing draft and a shareable listing page.

  • Images and video. The Marketing section creates AI images and short videos of a property, paid for with credits.

  • Follow-up with approval. Really helps you follow up leads and drafts replies, and you approve what goes out.

  • One pipeline for every lead. Leads from ads and portals arrive in one place, and branch managers see every lead.

  • Open to your assistant. The Formule MCP server connects Formule to Claude and ChatGPT.

You can start Formule without a demo

Street, like most UK estate agency CRMs, starts with a demo and an onboarding team. Formule is self-serve. You sign up, Really sets you up in one chat, and you start free with a 7-day Really trial. No usage units to budget and no agents to configure before the first useful result.

Agencies can also choose the agency plan, where Formule runs their Meta lead ads and sends the leads into the pipeline. The ads Formule runs average a cost per click of €0.084 and a click-through rate of 6.13%.

What changes when you switch from Street

  1. No agent design work. You do not write instructions, pick model tiers or watch usage meters. You ask Really.

  2. WhatsApp becomes a workspace. You can message Really between appointments and get drafts back on your phone.

  3. Every reply is still yours. Really drafts the follow-up and you approve it, so your clients hear your voice.

  4. Leads stay visible. Ads and portal leads share one pipeline that managers can see in full.

Agencies invested in Street's ecosystem should stay

Street does several things Formule does not set out to do. Formule is not a client accounting or property management system, it has no branded client apps for vendors and tenants, and it does not run a referral Partner Platform. If your agency earns from Street's referral lines, relies on its client apps in valuations, or has a team ready to build custom agents in Cortex, Street is a strong choice and you should keep it.

Formule is for agents and growing agencies who want a ready-made AI agent on WhatsApp and by voice, working from day one.

Formule is proven in daily use

Formule has been live for 17 months and 14 agencies work on it. €4.2M+ in property has been sold through Formule, the catalogue holds 10,288 property listings, 3,569 WhatsApp messages have been sent through the platform and 2,264 AI assistant calls have been logged.
